Concrete Floor Water-Repellent Sealer
Penetrating repellent · No film, no color change · Private label
Garage concrete that soaks up every spill and turns oil into dark stains? Spray two coats wet-on-wet on a clean, dry floor; after 72 hours, water and oil bead up instead of soaking in. No film, no color change; private label from 500 bottles.
- Cured concrete is riddled with capillary pores that wick water in, which is why it darkens when mopped and feels damp after rain. A surface coating blocks water but wears, peels, and can get slippery. This sealer’s tiny molecules travel millimeters into the pores, where silane reacts with hydroxyl groups in the concrete to line the pore walls with water-repellent silicone resin. The pores stay open so vapor can escape, but liquid water can’t get in.
- With no surface film, the floor keeps its color, texture, and slip resistance and won’t turn glossy or peel like floor paint. You can see it work: pour water on it and it beads and rolls instead of spreading into a dark wet patch. Oil and drinks soak in slowly and wipe up without a mark, and dusting and freeze-thaw spalling drop too.

Before & after
Before and after (use illustration)
Before: water poured on the concrete soaks in within seconds, leaving a large dark patch. After: two coats and 72 hours of curing, the same pour forms round beads on the surface, the floor color is unchanged, and wiping leaves no mark.
- Before: water soaks in within seconds and leaves a dark patch
- After: water beads up and the floor color doesn’t change
- No film, no added slip, and beads wipe away without a mark

How it works
How the Sealer Works Inside Concrete
Silane and siloxane molecules are nanometer-scale and reach the finest capillaries. With moisture and alkalinity in the pores, silane hydrolyzes into silanols, which condense with silicate hydroxyls in the concrete and bond to the pore walls, leaving water-repellent organic groups facing out. Surface tension keeps liquid water out of treated pores, so it beads on top, while water vapor still passes through. The floor breathes and won’t blister like a sealed coating.
- Penetrate pores
- Silane hydrolyzes
- Bonds to concrete
- Water-repellent pore walls
- Vapor out, liquid kept out

Usage guidance
Use guidance
- Sweep clean, degrease any oil stains first, and make sure the floor is fully dry (new concrete needs 28 days to cure).
- Spray evenly until wet but not puddled, then apply the second coat before the first dries (wet-on-wet).
- Keep off rain and traffic for 24 hours; walk on it after 24 hours; full repellency at 72 hours.

Where Concrete Floor Water-Repellent Sealer stands out
Concrete Is a Sponge, So Waterproof Inside the Pores
Cured concrete is riddled with capillary pores that wick water in, which is why it darkens when mopped and feels damp after rain.
Invisible Protection, Same Grip Underfoot
With no surface film, the floor keeps its color, texture, and slip resistance and won’t turn glossy or peel like floor paint. You can see it work: pour water on it and it beads and rolls instead of spreading into a dark wet patch. Oil and drinks soak in slowly and wipe up without a mark, and dusting and freeze-thaw spalling drop too.

How to use
How can I tell it’s working?
After 72 hours, pour a little water: if it beads and doesn’t spread, it’s working. If it soaks in and darkens, that spot was missed; reapply.
Can I apply it to fresh concrete?
No. Let new concrete cure 28 days so moisture and alkalinity settle; otherwise penetration and bonding suffer.
Will it make the floor slippery or change the color?
No. It soaks in rather than forming a surface film, so color, texture, and grip stay essentially the same.
Do I need two coats, and can I put on too much?
Yes, apply two coats wet-on-wet: wet the floor evenly, then add the second coat before the first dries so it soaks in deeper and more evenly. Product that can't soak in stays on the surface and can dry to a whitish haze, so push off or wipe up any puddles while they're still wet. It cures in 24 hours and reaches full water repellency at 72 hours.
When is the best time to seal concrete?
When the slab is fully dry: new concrete needs a full 28-day cure, and a freshly washed floor needs at least 24 hours to dry. Avoid rain, damp floors, and the midday heat. Clean off oil stains first, since oil blocks the sealer from soaking in.
Surfaces and common questions
How much area does a bottle cover?
About 3 to 5 m² for two coats per 500 mL, depending on how absorbent the concrete is; rougher, thirstier floors use more.
How long does it last?
Because it works inside the concrete, surface wear doesn’t remove it; indoors it usually lasts years. Outdoors and in garages with UV and road salt, check every 2 to 3 years and reapply when water stops beading.
Can I spray over existing oil stains?
No. Degrease and let the floor dry first; oil blocks penetration and leaves that area unprotected.
I can’t see any difference after spraying. Did it work?
That’s by design—it soaks into the pores instead of forming a film. After 72 hours, pour a little water: if it beads and doesn’t soak in for several minutes, it’s working. Respray any spot that absorbs.
Can I paint or epoxy the floor later?
Not recommended—the repellent layer weakens adhesion for paint and epoxy. If you plan to coat the floor, don’t use this now; a treated floor needs to be ground before coating.
Can I use it on outdoor concrete and steps?
Yes—the surface must be fully dry and no rain for 24 hours before and after. Outdoor exposure shortens protection compared with indoors, so check it seasonally and respray where water soaks in.
What are the downsides of a penetrating concrete sealer?
It's a non-film-forming water repellent: water and everyday stains have a harder time soaking in, but it leaves no coating, so it won't add shine, resist scratches, or hold back motor oil or chemicals left sitting on the floor, and it needs reapplying as it wears. For shop floors that need abrasion and chemical resistance, choose a floor paint or epoxy coating; this product can't go on floors that already have one.
Buying and private label
What should we decide first for a private-label concrete floor water-repellent sealer?
Three things: DIY retail for garages and basements or bulk for contractors and property managers; water-based or solvent-based; and whether to pair it with a degreaser as a clean-then-protect kit. The core selling point is the beading effect, so packaging and visuals should show it.
What are the sample, MOQ, and lead-time terms?
Free samples are usually ready in 3–5 days. Standard MOQ is 500 bottles, and bulk orders are scheduled after packaging and labels are approved.
What can be customized?
All of it: formula direction, scent, fill size (500 mL spray, 1 L, 5 L, and 20 L containers, and more), mist or foam trigger, label design and language, and ecommerce bundles with a degreaser.
Can we test samples first?
Yes, we ship samples first. Test them on concrete mortar test blocks like the ones your customers handle, and record water contact angle, reduction in water absorption, and change in color and slip resistance. That tells you more than a before-and-after photo.
Which documents can you provide?
We provide SDS/MSDS, a TDS, and batch COAs, plus bilingual label content for your target market. They aren’t posted publicly; we send them per project on inquiry.
How is private-label pricing quoted?
Pricing is tiered by packaging, trigger or cap, label, and order quantity, starting at the 500-bottle MOQ. Send your target quantity, fill size, and packaging needs, and we’ll quote unit prices by volume tier with sample and lead-time details.
