Patio & Balcony Water-Repellent Sealer
Penetrating repellent · No film, no color change · Private label
Patio tile that darkens every time it rains, with oil and algae soaking in? Spray clean, dry pavers evenly, add a second coat after 10 minutes, and let it cure 24 hours—rain beads off with no color change or slip. Private label from 500 bottles.
- Outdoor masonry darkens and greens because it absorbs water. Rain, mop water, and spills carry soil and algae spores into the pores and leave them behind as they dry. The sealer stops the pores from absorbing water, so it beads on top and most soil stays on the surface, where a sweep and rinse remove it.
- Many coatings form a surface film that looks glossy, gets slippery, and peels or whitens in the sun. This sealer’s small molecules penetrate a few millimeters and react with the pore walls to form a water-repellent zone with no film on top, so the look and feel don’t change and water vapor can still escape, avoiding freeze-thaw spalling.

Before & after
Before and after (use illustration)
Illustration: on one clean paver, the left half treated 24 hours earlier beads water that rolls off with no color change, while the untreated right half soaks it up and darkens.
- Before: water soaks straight in and darkens the paver
- After: water beads and rolls off with no color change
- No film, still breathable, no shine or slip

How it works
How the Protection Forms
Silane and oligomeric siloxane molecules are small enough to travel into masonry pores. There they hydrolyze and condense, bonding to hydroxyl groups on silicates and cement hydrates and leaving water-repelling organic groups facing out. The pore walls no longer wet, so capillary uptake drops sharply, but the pores aren’t blocked and water vapor can still escape.
- Small molecules enter pores
- React with silicate pore walls
- Form a water-repellent siloxane network
- Water beads, vapor passes

Where Patio & Balcony Water-Repellent Sealer stands out
Soil Rides In on Water; Stop the Water and You Stop Most of It
Outdoor masonry darkens and greens because it absorbs water. Rain, mop water, and spills carry soil and algae spores into the pores and leave them behind as they dry. The sealer stops the pores from absorbing water, so it beads on top and most soil stays on the surface, where a sweep and rinse remove it.
Penetrating, Not a Surface Film
Many coatings form a surface film that looks glossy, gets slippery, and peels or whitens in the sun. This sealer’s small molecules penetrate a few millimeters and react with the pore walls to form a water-repellent zone with no film on top, so the look and feel don’t change and water vapor can still escape, avoiding freeze-thaw spalling.

Frequently asked questions (FAQ)
Find practical answers about Patio & Balcony Water-Repellent Sealer, private label, samples, MOQ, documents, and delivery.
How to use
Will it make the patio slippery?
No. It penetrates the pores and leaves no surface film, so it feels the same underfoot.
Will it change the color?
No gloss and essentially no color change; a few dark or very absorbent stones may deepen slightly, so test a corner.
What prep is needed?
Clean thoroughly and let dry 24 to 48 hours. Sealing a dirty surface locks the stains in.
Is sealing a patio a good idea?
On absorbent patio pavers, concrete, sandstone, and brick, yes: rain and stains have a harder time soaking in, the surface dries faster, moss and black spots cling less, and cleaning gets easier. Polished stone and glazed tile don't absorb water, so it won't help there and isn't meant for them. Apply when the surface is clean, fully dry, and no rain is due; it cures in 24 hours.
Surfaces and common questions
How long does it last?
Typically 2 to 3 years outdoors, less under heavy traffic or exposure; reapply when water stops beading.
Can I use it on polished marble or glazed tile?
No. They’re too dense for it to penetrate and it can leave marks on the surface.
Does it stop moss and algae?
It slows them. The surface stays wet for less time so growth slows noticeably, though shady spots still need periodic cleaning.
How do I know it’s time to reapply?
Sprinkle some water: if it no longer beads and soaks in within minutes, reapply. Outdoors, check every year or two—high-traffic spots wear sooner.
Will it prevent water rings under planters?
It helps—treated pavers absorb slowly, so drips from pots wipe away more easily. Clean existing rings and let the surface dry before applying.
What if it gets on the glass door or railings?
Wipe it off with a damp cloth while wet—once dry, it leaves a repellent film that’s hard to remove. Masking the glass and railing bases before you start is easiest.
What's the difference between a water repellent and a waterproof membrane?
This is a silane-siloxane repellent that soaks into the pores of brick and stone so the surface stops absorbing water and stains, without forming a film; it doesn't change the look, stays breathable, and won't peel. A membrane is a continuous layer brushed on top that holds back water under pressure, which is what a waterproofing layer needs. Use a repellent against absorption, staining, and moss; use a membrane to stop leaks.
Will it fix a leaking balcony?
No. It stops the surface from soaking up water, but it can't seal cracks, open joints, or a failed waterproofing layer. If water reaches the floor below, find the leak and repair the cracks or the membrane first; once it's fixed, cleaned, and dry, apply the repellent for surface protection.
Buying and private label
What should we decide first for a private-label patio & balcony water-repellent sealer?
Three things: DIY retail or contractors and property managers, sizes (500 mL, 1 L, 5 L), and whether to sell it with a stone cleaner as a clean-then-protect system. The pitch is no color change, no slip, breathable.
What are the sample, MOQ, and lead-time terms?
Free samples are usually ready in 3–5 days. Standard MOQ is 500 bottles, and bulk orders are scheduled after packaging and labels are approved.
What can be customized?
All of it: formula direction, scent, fill size (500 mL spray, 1 L refill, and more), mist or foam trigger, label design and language, and ecommerce bundles with the stone cleaner.
Can we test samples first?
Yes, we ship samples first. Test them on cleaned paver and sandstone samples like the ones your customers handle, and record water uptake reduction, beading, and color change. That tells you more than a before-and-after photo.
Which documents can you provide?
We provide SDS/MSDS, a TDS, and batch COAs, plus bilingual label content for your target market. They aren’t posted publicly; we send them per project on inquiry.
How is private-label pricing quoted?
Pricing is tiered by packaging, trigger or cap, label, and order quantity, starting at the 500-bottle MOQ. Send your target quantity, fill size, and packaging needs, and we’ll quote unit prices by volume tier with sample and lead-time details.
