Alkalinity and foam level tuned separately for indoor fins and outdoor condensers
Air Conditioner Indoor Coil & Outdoor Condenser Cleaning Solution
An air conditioner has two surfaces that gather soil, and they need separate handling. On the indoor unit, the aluminum evaporator fins collect dust, cooking film and odor sources, which are cleaned with a no-rinse foam after power-off and then carried out by condensate during a cooling run. On the outdoor unit, the condenser fins clog with cottonwood fluff, dust, grease and mud that block heat release, so you brush off the fluff, foam the fins, wait, and rinse with low-pressure water. The location, soil and rinse method differ, so one product cannot cover both. CleenU matches two AC cleaners to these locations and builds private-label OEM/ODM projects for appliance care brands, AC cleaning services and ecommerce sellers.

Indoor and outdoor AC units need separate cleaning
For the evaporator fins of wall-mounted and floor-standing indoor units, use the ready-to-use no-rinse foaming AC coil cleaner: power off, remove the filter, cover the control side with a plastic bag or towel, shake, foam the fins top to bottom from about 4 inches, wait 10–15 minutes, reinstall the filter, and run cooling for 20–30 minutes so condensate drains the grime away; rinse the filter separately and let it dry. For outdoor condenser fins, use the AC condenser coil cleaner: power off, brush off loose fluff, cover the control box and fan motor, foam the fins, wait 5–10 minutes, and rinse with low-pressure water from the inside out along the fins, never with a pressure washer. The two products are not substitutes; keep both off circuit boards, motors, displays and wiring, and have a professional handle a blower wheel caked from years of neglect or a unit mounted up high.
- Locations: Indoor evaporator fins and outdoor condenser fins, handled separately.
- Soil Types: Dust, cooking film and odor sources indoors; cottonwood fluff, dust and mud outdoors.
- How To Use: Indoors: foam 10–15 minutes, then run cooling 20–30 minutes. Outdoors: foam 5–10 minutes, then a low-pressure rinse.
- Safety Limits: Power off, cover the control area, no pressure washer, and keep off circuit boards, motors and displays.
- Professional Help: Heavily caked blower wheels, years of neglect or high-mounted outdoor units need a professional.

Where to Use It
Wall-mounted & floor-standing indoor units
Dust and cooking film on aluminum evaporator fins: power off, remove the filter, foam, wait, then run cooling to drain.
Air conditioners near a kitchen
Fins in greasy kitchens collect more cooking film, so clean before and after each cooling season.
Outdoor condensers
Cottonwood fluff, dust, grease and mud on the fins: brush off fluff, foam, wait, and rinse with low-pressure water.
Heat pump outdoor units
Heat pump condenser fins follow the same steps: power off, brush, foam, wait and rinse at low pressure.
Spot-test natural stone, coated, and wood surfaces in a hidden area first.
When Not to Use It
- Air conditioners with a blower wheel caked from years of neglect: no-rinse foam does not replace a professional teardown clean, so have a pro handle it.
- Cleaning while the unit is powered: both products must be used with the power off, never sprayed or rinsed while powered.
- Circuit boards, motors, displays, wiring and control boxes: cover these areas and keep the product off them.
- Outdoor units mounted up high without safe access: leave work at height to professionals with proper protection.

Compare the Options
Two heat-exchange surfaces of an air conditioner, compared by product, pH, method and rinse. Indoor fins take a ready-to-use foam followed by a cooling run that drains the grime; the outdoor condenser takes foam followed by a low-pressure rinse. Location, soil and rinse differ, so the products should not replace each other.
| Cleaning Job | Where | Strength | Foam | Method |
|---|---|---|---|---|
| Indoor Coil | Evaporator fins of wall-mounted and floor-standing units | Mildly alkaline, pH 7.5–9.5 | Ready-to-use foam, no rinse | Power off, foam 10–15 minutes, run cooling 20–30 minutes |
| Outdoor Condenser | Condenser fins and heat pump outdoor units | Alkaline, pH 9.0–11.0 | Ready-to-use foam | Power off, brush fluff, foam 5–10 minutes, rinse at low pressure |
How to Use It
- Power off first
Disconnect the unit before cleaning, and never spray or rinse while powered.
- Cover the control area
Use a plastic bag or towel, and keep foam off circuit boards, motors and displays.
- Follow the times
Indoors, wait 10–15 minutes and then run cooling; outdoors, wait 5–10 minutes and then rinse.
- Rinse gently
Rinse the outdoor fins along their direction at low pressure, and rinse and dry the filter separately.
Frequently Asked Questions
Common questions about how to use it, which surfaces are safe, and private-label orders.
Use & Cleaning
How often should I clean an indoor air conditioner unit?
We suggest cleaning before and after each cooling season. If the unit is near a kitchen with heavy cooking fumes, or smells at start-up, check it sooner. Rinse the filter separately with clean water and let it dry, and follow the air conditioner manual.
Where does the dirty water go after foaming an indoor unit?
After the foam sits 10–15 minutes, reinstall the filter and run cooling for 20–30 minutes; condensate carries the grime out through the drain. Power off before spraying and cover the control side with a plastic bag or towel.
Does the outdoor unit need cleaning?
Cottonwood fluff, dust, grease and mud on the condenser fins can block heat release. With the power off, brush off loose fluff, foam the fins with the AC condenser coil cleaner, wait 5–10 minutes, and rinse with low-pressure water.
Surfaces & Safety
Can I pressure-wash the outdoor fins?
No. A pressure washer flattens the condenser fins. Rinse with low-pressure water from the inside out along the fins, and cover the control box and fan motor.
Can I spray the indoor coil cleaner on circuit boards or the display?
No. Keep it off circuit boards, motors, displays and wiring. Power off, cover the control side with a plastic bag or towel, and call a professional if the inside is heavily soiled.
What if the blower wheel is thick with grime from years of neglect?
No-rinse foam does not replace a professional teardown clean. Have a professional clean a heavily caked blower wheel, then use the foam for routine maintenance.
Private Label & Sourcing
What should I prepare before inquiring about private-label AC cleaners?
Decide four things: indoor coil only, outdoor only, or a bundle; a 500 mL consumer spray or a bulk size for service companies; size, foam trigger and packaging; and target market and label language. Then we arrange free samples, usually ready in 3–5 days.
Which documents can OEM projects get?
We can provide SDS/MSDS, TDS and batch COA, and prepare bilingual label information for your target market. These documents are not public downloads and are sent on request after your inquiry.
What are the MOQ and lead times?
Standard projects start at 500 bottles, free samples are usually ready in 3–5 days, and production is scheduled after packaging and labels are approved.

Want to build an AC cleaner range? Try free samples first
Air conditioner cleaning comes down to treating the indoor and outdoor units separately: no-rinse foam on the indoor fins with the power off, then a 20–30 minute cooling run to drain the grime; for the outdoor condenser, brush off fluff, foam the fins, wait 5–10 minutes and rinse with low-pressure water. Always power off first, cover the control area, never use a pressure washer, and leave heavily caked or high-mounted units to professionals. Appliance care brands and AC cleaning services that want their own range can start from these two products with free samples, then confirm size, trigger and labels.
